Antennas:
No external antennas, towers, poles or any other structure to
be used for the purpose of transmitting or receiving radio, television
or related signals shall be installed, affixed, mounted or constructed
... so as to be visible to the public view or to another lot owner.
Cable system charges are to be paid by homeowners and is not a
responsibility of the Association. CC&Rs 7.10

1997:
Satellite dishes must not be larger than 1 meter (3 feet)
in diameter.
Satellite Dishes cannot be placed in any area that could result
in a safety hazard.
Satellite dishes should be placed on the balcony or patio
when possible to minimize visibility from the common area.
Exceptions will be made for written confirmation from the
DSS installer that line of sight cannot be made from those
locations.
In the case of non-owner occupied homes, written permission
from the owner must be attached to the variance request.
All holes drilled through the exterior of the building must
be sealed water tight.
Wiring must be concealed and enter the building within 5 inches
of the point of installation. Cable may be required to be
painted to match the exterior.
Installers must indemnify and reimburse the Association for
loss or damage to the common area caused by the installation,
maintenance, use or removal of the satellite dish.
The homeowner shall bear the cost and responsibility for the
repair of any damage to the exterior of the building or the
interior of the unit caused by the installation, maintenance,
use or removal of the satellite dish.
Amended 1/2000:
Satellite dishes cannot be installed on the roof, balcony
or patio railings.
Homeowners must submit a variance application to the Architecture
Committee before, during or immediately after installing a
DSS dish. A drawing of the location will be required for placement
of satellite dishes. Placement in unapproved locations will
require moving the DSS dish at the owner's expense.
Window
Coverings: Reflective coatings, aluminum foil, newspapers
and other materials which were not designed to be window coverings
are banned. No security bars. Window coverings shall be white
or off white to the exterior view. CC&Rs 7.11
Amended
10/1992:
Window coverings must be Neutral (white, off-white, light grays
& beige).
Wooden blinds/shutters must be natural oak finish. The bindings
must be a neutral color.
Approved types of window coverings: Venetian Blinds, Mini Blinds,
Curtains, Vertical Blinds, Drapes, Sheers, Fabric Rollup Blinds,
Wood slat Rollup Blinds - natural Oak Stain, Wood Shutters -
Natural Oak Stain.
Stained glass or leaded glass designs must be approved by the
Architecture Committee.
A six month grace period after close of escrow in which temporary
coverings of a neutral color are allowed until approved permanent
coverings can be installed.
Screen
Doors: Added 1992
Allowed only on end unit balcony doorways.
Must be constructed of either wood or metal.
Must be painted white to match exterior color.
All screen mesh must be dark to match window screens.
Decorations must not be higher than the balcony rail.
Doors must be self closing.
Common
Area Rules:
CC&Rs 7.12 - No exterior clothes lines, clothes laundering
or drying.
CC&Rs 7.13 - No power equipment, hobby shops or car maintenance
or boat maintenance, with the exception of emergencies.
CC&Rs 7.16 - No basketball standards or fixed sports apparatus
shall be attached to any residence or garage unless isolated
from the view at a height of six feet above the ground from
any other lot or street in the project.
CC&Rs 7.6 - Nothing shall be stored in the common area without
the prior consent of the Board.
CC&Rs 7.7 - No signs shall be displayed to the public view
on any lot or any portion of a lot except such signs .... approved
by the Board or committee approved by the Board. "For Sale"
signs are allowed, provided they do not exceed 5 square feet
in size. Only one such sign shall be permitted on any lot, and
it may be displayed in the window or staked in the yard.
Patio
Enclosures and Gates: Added 1993
Enclosed patios shall use the same materials as on existing
wall. It shall continue at same height, thickness & color
as existing property. Gates must follow the same rules. A variance
application must be submitted and approved before any installation
or work is done.
Flag
Standards: Added 1997
Flag standards which are erected on any outside wall must be
approved by the Architecture Committee and an architectural
variance application approved. No flag poles are allowed. Flags
other than national flags will need to have a drawing attached
for review and approval.
Exterior
Keypad Garage Openers: Added 1/2000
These devices are approved for installation without Architecture
Committee approval. They must be white, off-white or a pale
color which will not draw attention. Approved locations for
installation are the inside of the exterior garage door frame
or inside the utility room only. Any other location is not permitted
and will be moved at the owner's expense.
